If your door was put in more than 5 years ago then you may be at risk as it may not meet the correct requirements that ensure the fire door set achieves the required safety time for your specific door, depending on the fire door and its location.

Your potential risks:

- The door frame may not have been appropriately fire stopped. Intumescent sealants and packers may not have been installed at all or where required.

- Ironmongery fitted to the door may not have been tested with the specific door that has been installed.

- Gaps between doors and frames may exceed the necessary gap required for the seals to work effectively, intumescent seals to the door or frame may be missing or damaged preventing a full seal to be formed around the door in the event of a fire.

We carry out replacements and new installations to domestic dwellings where fire doors are required to ensure your family's safety. We can work direct with the property owner or with building contractors.

If you are the property owner or designated responsible person, you have a legal responsibility to ensure that the fire door sets will perform as designed. A fire risk assessment should be carried out by a suitably qualified person and then any recommended alterations and replacement works carried out straight away. Maintenance to be carried out at appropriate regular intervals dependant on the usage of the fire door set.

The law applies to you if you are:

- responsible for business premises

- responsible for a part of a dwelling where that part is solely used for business purposes

- a charity or voluntary organisation

- a contractor with a degree of control over any premises

- providing accommodation for paying guests

Failure to comply with the Regulatory Reform Fire Safety Order (RRFSO) can place property and lives at risk and is likely to result in criminal prosecution.

All fire door sets should have documentary proof of the door leaf and frame manufacturer, all necessary ironmongery, intumescent and smoke seals and signage are correctly installed to the manufactures requirements and are from approved manufacturers list of suppliers tested with the door leaf to ensure the set complies with that tested and approved and must be installed with all appropriate fire stopping and tolerances to ensure proper and effective functioning.

Regulatory Reform Fire Safety Order (RRFSO) governs fire safety management in existing buildings.

In essence, if you do not have documentary evidence of any fire door set installed within your building, can you prove that it will perform in the event of a fire?

If not, we would highly recommend that the complete door sets are replaced with fully tested and approved door sets and we would be providing yourselves with a fully traceable provenance for all items making up the door set. This then gives you peace of mind and proof that you have done all that you can relating to fire doors within your building.

Where metal fire doors are installed suitably designed and constructed doors should be utilised to ensure the door does not bow away from the frame before it has expanded to meet all the frame edges thus sealing the gaps.
